The following is a brief outline of our leasing and management program.
Property management is our only business, our core competency. We would welcome

Marketing
We are constantly aware of the current market conditions, this enables us to
lease your property at the highest market rent in the shortest amount of time.
Our comprehensive marketing campaign includes advertising using dominant,
strategically placed distinctive signage. Online advertising includes
aggressively promoting your home on all of our nation wide venues, including
Rentals.com, Rentalhomesplus.com, Homerentals.net, Rentlist.net,
Rentalhomepros.com, Craigslist and many more. We pride ourselves on keeping all
of our ads attractive and up-to-date. If someone is looking for a home in your
area, they will know yours is available. Additionally we continue to build and
maintain alliances with local Real Estate Brokers, contacts with relocation
companies and local major employers in our continual search for that perfect
tenant.
Tenant Screening, Selection and Placement
As with many things, the success or failure of a management program can be
traced to the foundation on which it was built. Quality tenants are the
foundation on which our successful management program is built. We will place
only highly qualified, reliable tenants.
Our selection process is exhaustive. It starts with a complete credit report on
each adult applicant at no cost to you. We then verify employment and/or source
and stability of income. We talk personally to their current and past landlords,
either the owners or property managers. We go one step further and verify,
through county records, that their "landlord" reference given is really the
owner of the property listed on their application. This is just one of the ways
we alleviate fraud in the application process. When possible we will drive by to
inspect the prospects current home. Using these and a host of other tools we are
able to detect fraudulent applications.
Upon selecting the perfect tenant great care is taken in placing them. Proper
legal forms are used that cover all areas and protect all parties. Our
comprehensive lease, proper handling of escrow funds and lead base paint
disclosure forms all comply with Georgia Landlord/Tenant Laws.
Inspections:
We protect your property by keeping close watch over it. Complete interior and
exterior inspections are made when we accept a property for management, when we
move a new tenant into the property, prior to the sixth month of the current
lease, and at move out.
It is critical that an interim inspection be done preferably three to six months
into a lease. If there are going to be problems this will head them off early.
Owners can receive a comprehensive written report following this inspection.
If tenants are not taking proper care of the property they are notified in
writing to correct the problem. We follow up with a second inspection ten days
after to verify compliance.
Accounting:
Our management and accounting backgrounds allow us to maneuver through
accounting issues with ease. Our timely monthly statements provide you with
accurate records of every income and expense that affects your property. Reports
and disbursements are mailed prior to the tenth of the month. Our year-end
statements and 1099 forms simplify the job of tax preparation for you and your
accountant
We hold $200 of your money to cover minor emergencies at the property.
These and all other funds are maintained in a trust account at a qualified
banking institution as provided for by Georgia Real Estate Commission
Guidelines.
If you wish, we can deposit your check directly into your account, pay
association dues, or make any other payment you desire.
Maintenance and Repairs:
We are maintenance experts. We know what repairs should cost and how much time
they take to complete. Our impressive network of experienced,
reliable contractors, will handle any maintenance issues that may arise. Our
contractors are covered by workman’s compensation insurance, liability insurance
and are fully accountable for the quality of their work.
At Haas Properties we assist our owners and residents by using only the best and
most qualified independent contractors to affect any necessary maintenance and
repairs. Due to the volume of our business, we are able to get exceptional rates
from these contractors. In order to pass these savings along to our owners and
to avoid a conflict of interest, we do not have an in house maintenance program
nor do we charge an up-charge on any maintenance or repair items. The invoice we
receive is the invoice you pay. Furthermore, we ask that residents make all
maintenance requests in writing and we assess the residents for the cost of
repairs when they are responsible. We believe this will encourage the residents
to make their own minor repairs thereby keeping the owners cost at a minimum.
In dealing with maintenance issues our motto is “Do it right and do it right
now” We strongly believe in dealing with maintenance problems promptly to
minimize damage and expense and to keep the tenants happy. We troubleshoot the
problem over the phone with the tenant giving them a list of things to check
before we call for service. We have used the same subcontractors for years, but
if you would like us to use someone else that can be arranged.
Overall, we keep in mind the two things that we are hired for, and that is to
maintain the property in good condition and obtain the owner the highest net
return.

minimize your selling costs by arranging to exchange properties through the IRS
