When is our rent due?
Pursuant to the terms of your Residential Lease Agreement, your rent payment is
due on the 1st of every month. If for any reason your rent payment will not be
on time, please call us immediately. If the rent payment has not been received
by the 1st of the month, you will be assessed a 10% late fee.
What if we can’t pay rent when it is due?
When you know that you will not be able to pay on time, contact our offices at
once. We will contact the owner and see if some type of temporary arrangement
can be made. The worst thing you can do is to not communicate with us. We take
legal action quickly when rent is not paid and by then it is often too late.
We have to break our lease. Can we get our deposit back?
Yes, provided you follow the terms of your Residential Lease Agreement as they
relate to early lease termination.
Can we use our deposit to pay the last months rent?
No, it is a security deposit held to pay for any damages, unpaid late fees,
legal fees, NSF checks or for the cost of other defaults under the terms of your
Residential Lease Agreement.
Can we paint a room in the house?
Typically we do allow residents to paint using approved colors.
You may not paint the house a different color, remodel or structurally change
the house or remove any fixtures, without written consent of management.
Who do we call in case of an emergency?
When you move into one of our homes you will receive a welcome packet with our
24 HR. emergency phone number. Please keep this number with you at all times.
What needs to be done when we move out?
The home must be returned in the same or better condition than it was when you
first moved in, save for normal wear and tear. It is important to thoroughly
clean the entire home and yard, trim the bushes, and remove all possessions to
avoid losing any of your security deposit.
